Step 3
Marketing & Tenant Placement
Strong marketing (including professional photography) and strategic exposure to secure qualified tenants.
We market your property across a wide range of channels and outlets (including premium and preferential listings) to maximize exposure, generate strong interest, and attract qualified rental applications.
Showings are coordinated, inquiries are managed, and all applicants are screened through a consistent process that includes background, credit, and income verification (with additional screening tools used to detect and prevent application fraud).
Only qualified tenants are approved, with a focus on long-term stability and reliability.
Step 4
Ongoing Management
Consistent operations without day-to-day involvement.
Once a tenant is in place, we handle all day-to-day operations.
This includes rent collection, tenant communication, maintenance coordination, and lease enforcement. Owners receive clear monthly statements and reporting, providing visibility without the need for direct involvement.

Lease Renewals

Starting the process 90 days prior to lease expiration, we evaluate current market conditions and coordinate renewals with qualified tenants.

Step 6
Move-Out, Security Deposit Disposition, & Turnover
Clear documentation and compliant handling to protect your asset.
When a tenant moves out, we manage the entire transition.
This includes the move-out inspection, documentation of property condition, itemizing necessary and legally permissible deductions from the security deposit, coordination of any repairs or cleaning, and preparation for the next tenant.
Each turnover is handled with the same structured approach used during initial onboarding to minimize vacancy and maintain property condition.
